Create the Porch’s Exterior Border –

A porch, unlike a deck, may require a roof. A deck is often attached to a residence or can be a free-standing, open-sided construction. A porch is normally enclosed on three of its four sides, and because it protrudes from the front of a home, it is frequently positioned beneath the roof or overhang of the house.

Do I require permission to construct a porch?
Houses – If any of the following apply, you must apply for householder planning approval to install a porch: The ground floor space would exceed 3m2; it would be more than 3m above ground level; any portion of the porch would be within 2m of any road-facing boundary wall; and the porch would be built to the front or side of a home subject to an Article 4 Direction.
Normally trench foundations are between 650 – 1000mm deep although there are other factors which determine the foundation depth such as tree roots, drains and any other below ground services that should be considered.
How large a porch can it be without planning?
The planning regulations for porches apply to any dwelling’s outside entrance. Adding a porch to any external entrance of your home is deemed allowed development and does not require planning approval if the following conditions are met:
- The outside size of the bottom level would not exceed three square meters.
- No portion would exceed three metres above the ground (height needs to be measured in the same way as for a house extension).
- No portion of the porch could be closer than two meters to any property line or the street.
Note: The permissible development allowances stated below apply only to single-family homes and not to:

- Converted dwellings or dwellings built with “permitted development” privileges for:
- “Changes of usage” (Classes G, M, MA, N, P, PA, and Q) (Schedule 2, Part 3, Classes G, M, MA, N, P, PA, and Q) ( as detailed in our change of use section 2 )
- The term ‘New Dwellings’ refers to newly constructed homes (Schedule 2, Part 20)
- Other structures
- Areas where permissible development rights may be limited by a planning condition, Article 4 Direction, or other limitation.
